House for sale Northern Scotland near Scottish Highlands 5+bedrooms / 3 bathrooms suitable for B & B or AirBnB

Detached House
5 Beds
3 Baths
1980 m²

With regret we are selling our beautiful family home, Placemill Cottage, as for health reasons we need to move into town to be closer to public transport links.

The house is for sale at offers over £250,000 to include all soft furnishings. The ground floor is completely self-contained while upstairs there are four bedrooms, one with an en suite and a family bathroom so that the house may be suitable for use as a Bed & Breakfast / Guest House or for AirBnB.

Separate purchase of furniture and petrol driven garden tools may be arranged if required.

There is a:
Large, established low maintenance garden fenced off from the drive
Greenhouse and two sheds
Tarmac drive and car park for at least 6 cars,
Wildlife pond,
Toilet & WHB + 3 bath/shower rooms
Stone store may be suitable for conversion,
Oil Central Heating
Fully Double Glazed
Fitted Kitchen with many base and wall units
Ample storage space

The downstairs accommodation comprises:
Library, Sitting Room and Dining Room all on open plan.
Large dining kitchen with built in appliances.
Large downstairs bedroom with private bathroom down a short corridor. The bedroom comfortably accommodates a King Size bed or two single beds.
Sun room
Two person study/office.
Beside the back door is a small toilet with wash hand basin.

Upstairs are:
Three double bedrooms, one with en suite
One single bedroom
Family bathroom with overbath shower
Large airy landing with a small sitting area and floor to ceiling shelving currently used for CDs.

The house is recently re-wired to the highest specification with an abundance of power points in every room. Most rooms have satellite TV points and telephone sockets as well as USB charge points for laptops/tablets/mobile phones. There is ample storage capacity and one of the double bedrooms is equipped as a study bedroom at present with worktops and cupboards, two telephone points etc alongside the King Size bed.

The garden is easily manageable with mature lawns and shrubs but provides ample play space for small children and it is securely fenced off from the drive and car park. An old stone store needs extensive renovation but may be suitable for conversion and would provide an interesting building project for a builder or keen DIYer.

An emergency generator and changeover equipment were installed ten years or so ago in case of power cuts. They are checked every year and are still in full working order, though to date they have never been required even during the recent Beast from the East storm which hit Scotland in February/March 2018.

Broadband speeds are excellent for a rural area, though obviously do not compare with those in a major town or city. Average readings are over 7Mb/S – ample for streaming movies etc. Satellite broadband is available offering much higher download speeds.

We have an idyllic rural location, looking out over the Dronach Burn and agricultural land to an old watermill. The Dronach Burn serves the Glendronach Distillery a few hundred yards away. The Glendronach was the last distillery in Scotland to have a working malting floor – which can still be seen though it is no longer in use. The distillery runs daily tours throughout the year and has a fascinating Visitor Centre as do many of the other distilleries which are situated within an hour of the house.

Placemill Cottage is 6 miles from the A96 which links Scotland’s two Northernmost Cities – Aberdeen and Inverness – and is ten miles from each of the pretty Market Towns of Turriff and Huntly. The house is only three miles from the Castle trail and 400 yards from the Whisky Trail. Fyvie Castle, Huntly Castle, Castle Fraser, Leith Hall, Duff House and many other historic buildings are within a half hour drive while Scotland’s Lighthouse Museum and Elgin Cathedral are both less than an hour away. We are surrounded by International Golf Courses including Trump International, all within an hours’ drive. The Scottish Small Boat Festival takes place annually at picturesque Portsoy half an hour away.

The cottage stands about 80 metres from the B9001 but the driveway is of good quality tarmac so the property benefits from being private while not isolated. Each of our next door neighbours’ houses are a few hundred yards away across the fields.

The home report which includes the mortgage valuation does not recommend any repairs and the house has a warm, homely ‘cottagy’ feel and is in truly Ready to move-in’ condition.

Detailed particulars can be e-mailed to those interested by contacting the seller. The Home Report including mortgage valuation can also be e-mailed on request. Viewing can be arranged at any reasonable time of the day and week.
